The Burlington

Our model house name for The BURLINGTON is not named for the coat factory but for the largest city in Vermont that was ranked by Forbes magazine in 2010 as one of the “prettiest” towns in America.  In 2007, the city was named one of the top four “places to watch” in the United States by AARP. The ratings were based on what was perceived as ideal qualities for older residents. Criteria included the factors which make a community livable: new urbanism, smart growth, mixed-use development, and easy-living standards.  In 1978 the ice cream enterprise Ben & Jerry’s was founded in Burlington in a renovated gas station.

burlingtonWe think our compact 4-bedroom home would look great on one of the urban streets that overlooks Lake Champlain.  A variation of the
this plan could be created to include a basement that would make it ideal for its namesake.

The WEST ORANGE is a two-story Foursquare four-bedroom home, ideal for a coastal neighborhood setting.  Under 2,200 SF total, this house plan has three spacious second floor bedrooms, with an additional large bedroom and full bath located on the first floor. The San Joaquin

The California Bungalow is an architectural phenomenon all its own. From the early twentieth century this style of a single-family residence lent itself to the simple lifestyle of a large segment of the west coast population. It was simple to build and the layout was definitely family-oriented, compactly subdivided compared to today’s lifestyle. Our model of the California Bungalow provides and up to date open floor plan layout with three Bedrooms and 2 baths, at 1,310 SF of living space. It remains the affordable choice for a small family on a narrow lot. We call our model SAN JOAQUIN named for the central valley of California where tens of thousands of the original bungalows are happily occupied to this day.

The Fresno

Fresno’ historical residences are the charming little California bungalows around town built prior to 1945.  Our ready-to-build model plan is a two-story with an attached garage. This makes it unlike its historical ancestors which were likely to be one-story with a slab foundation, just two bedrooms and one bath.  We hope that we have captured the architectural essence of the style and welcome comments as to how we could improve this model …or you can order this plan and enjoy our 21st century version of the Fresno Bungalow.

The Sugar House

220px-SugarhouseobeliskWe think our Sugar House 4BR craftsman house plan epitomizes the historical character and lifestyle of homes built in the neighborhood called Sugar House in Salt Lake City, Utah.  The homes were built primarily in the early 20th century and include other picturesque styles such as Tudor and Victorian.   The size of these homes is ideal for households with young families.  The streets are friendly and the yards well kept.  This Old House magazine says it’s one of the best old-home neighborhoods in the U.S.

The Old Virginia Duplex

The OLD VIRGINIA is a great duplex plan for a small lot.  It provides three decent bedrooms on the second floor with a first floor living space in a 22’ x 40’ footprint.  It provides an optional Master Suite on the third floor as shown in our model drawings.  The plan could be built as a single family unit for a super narrow lot such as many old urban neighborhoods.  Parking works well on the side of the house where the front door is located.  When two units are built attached, side by side, the duplex will fit on a lot as small as 70 feet x 60 feet, with the long side facing the street.  This configuration would allow 12-0 feet of side yard parking for each unit.  If the development lot was narrow and deep, say 100 feet deep by 65 feet wide, the duplex can be rotated to allow a driveway on one side to reach two parking spaces on the far unit and two in the front unit.  We call our model OLD VIRGINIA, not because of the architecture, but because in Virginia Beach there are many old deep narrow lots that are zoned for duplexes.  The siting of this duplex on a narrow lot offers some great options and the floor plan offers three or four bedrooms for condo sales or apartments.

The Sunkist Duplex

The SUNKIST duplex is two side-by-side four-story residences, attached by a common fire wall, where no a fire sprinkler was required. In 2009 the residential building code was changed to allow a finished attic on a fourth floor, not be counted as living space, no matter the ceiling height or finishes. The master bedroom and bath on the fourth floor was considered an attic since in was built under the roof, providing a wide dormer for additional headroom, light and ventilation and to be able to see the resort beach sunbathers across the street. The SUNKIST is named for the nickname of the Virginia Beach developer who commissioned this project. It was designed for an extremely compact site, on a very narrow street, appropriately named 26-1/2 Street.

The Prairie Pond

Our model plan The Prairie Pond is certainly reminiscent of The Prairie School residential architecture.  The style is uniquely American in its origin, characterized by open plans, horizontal lines, and the use of indigenous materials.  Some of the same features are related to the American Arts and Crafts movement where hand craftsmanship, simplicity, and functionality was promoted as a lifestyle of self-sufficiency.  The style typically includes flat or hipped roofs with broad overhanging eaves, windows grouped in horizontal bands, integration with the landscape, solid construction, and a disciplined in the use of ornament.

Our four-bedroom house plan has an independent bedroom on the first floor for an aging family member as well as a family gathering room for games and hobbies over the two-garage garage that is reached by a back stair as well as the main hallway of the house.  Our photos show the house built on a lake at the rear of the property with a pastoral setting as seen from the screened porch located just outside the kitchen and accessible from the hall to the first floor bedroom.

The Tidewater Duplex

The TIDEWATER is a 3-Bedroom duplex designed for an extremely shallow lot, less than 60-0 feet deep can work. The structure itself is just 28-0 deep with a second floor to overhang the driveway, making it possible to park a car on the driveway with just 15-0 feet of front yard. The rear yard setback for this model is inset to provide a 6-0 covered patio with as little as 10-0 rear yard. The total living area is under 1,600 SF for each unit. This compact plan has been a great seller on properties with a very shallow buildable area. The side by side units are separated by a sound-proof fire wall for marketing as attached condo units.

The Savannah Duplex

The Savannah Duplex is a coastal duplex that was designed and built on Atlantic Avenue in Virginia Beach, VA. This coastal duplex condo presented some unique design challenges! The design needed to minimize the noise exposure of a busy roadway so no bedrooms were placed on the west side of the structure. In addition, this layout allows access to each unit with privacy from it’s neighbor without interfering with the spacious interior living area. Also, this design provides a ground level, private, outdoor living space for each owner. Details and simple constructability were also important considerations. This project was designed for a contractor to market on speculation.

The Haven

The HAVEN House plan is designed for live-in care of a physically handicapped family member. This one-story model plan provides a total of four bedrooms, including a convalescent bedroom with accommodations for a wheelchair friendly lifestyle:

The Wilmington Cottage

The Wilmington Cottage is especially designed for the empty nester household.  The Master Bedroom is very private and easily accessed by just 10 steps from the main floor to the ROG.  This house was designed for a very shallow lot at under 30 feet deep.  The garage can be rear loading from an alley as shown in our plan, front loading from the street or side loading from a driveway on the side of the house.  Three bedrooms for visiting children and grandchildren are away from the Master Bedroom.  At 2,700 SF this house is affordable to build and practical to heat and cool.

The Cyprus Lake

The first floor Master Bedroom in this model house plan is provided a private hallway to sunroom with 12-0 ceiling height. The Sun Room is also accessible to the Great Room of the home as well as an outdoor deck terrace. The inspiration of the design for this home is derived by the amenity of a lakeshore view for an “empty nest” couple in the Cyrus Point neighborhood in Virginia Beach. Three bedrooms for visiting children and grandchildren are on the second floor overlooking the Great Room. With or without a lake view the home fits on a small suburban lot at just over 60 feet wide by 56 feet deep with under 2,400 SF of living area.
