Stickley

The STICKLEY is a one-story plan with an optional attached garage. It is ideal for a 50-foot lot. It is a popular plan with builders looking for a simple plan for an urban infill lot. It is designed to incorporate the architectural details the American Craftsman style. This model features a clerestory dormer that adds volume to the principal living space as well as additional light to the Living Room.

The floor plan is current with today’s open plan lifestyle, a departure from the original versions of the bungalow plans of the early 1900’s. The architectural appearance of the house is very similar to those plans published in the Craftsman magazine published by Gustav Stickley, for whom this house is named. He was a furniture maker and leading proselytizer for the American Craftsman Movement.

The Usonian

The USONIAN is an affordable three-bedroom home designed for a narrow urban lot.  It would be ideal house for a starter family with an eye for architectural style especially suited to contemporary tastes while blending into a traditional neighborhood street.  Redevelopment Housing Authorities that prescribe pattern book house plans for their infill RFP lots would do well to introduce The USONIAN into the mix for a bit of historical variety.

“Usonian” is a term Frank Lloyd Wright adopted from journalists early in his career to distinguish the United States as a nation among the Americas of the Western Hemisphere: as the Nation of combined States, Usonia.  He applied the term to his designs for affordable homes he envisioned on a massive scale for the American middle class.

Our model home is vaguely reminiscent of the architectural proportions of FLW’s prairie style residences.  His Usonian homes were single-story dwellings, located on properties outside the central cities that he believed were destined to become obsolete.  He was wrong on his vision of the destiny of urban environments as an ideal place to live.  This house plan is designed for a narrow lot on an urban neighborhood street with a car parked behind the house or in an optional attached garage next to the house.

The Culpepper

The name of this model house plan is inspired by CULPEPPER LANDING, a subdivision of single-family and townhomes located in Chesapeake, Virginia, in the historic Deep Creek area.  The homes there are typically styled to neighborhood living in what the developers refer to as “small town” America, to provide neighborhoods for middle class families where many of the homes have front sitting porches, cars and garages out-of-view of the streets, featuring neighborhood parks and natural spaces, walking trails, and public playgrounds.

The CULPEPPER BUNGALOW is a craftsman style architectural design.  It is a one-story plan with a side yard porch for access to a driveway that would be located on the side of a 50-foot lot where a detached garage lies at the rear yard of the property.  The side entry to the Kitchen is not only convenient to the household is works for extended family gatherings on the driveway, back yard and picnicking in the garage as well.  The layout is reminiscent of a time when affordable living in “small town” America was simple and neighbors were welcomed at the back door.

 

All of our plans can be customized for individual homeowner requirements.  This model is ready-to-build and engineered for permits in Chesapeake, Virginia.  It has three-bedrooms, 2 baths, a front sitting porch and covered side yard porch.  The exterior wall material is low maintenance synthetic shingles.  The total living space in this model is less than 1,350 SF, arranged for open plan living with good closet storage space throughout.  We have many other model plans to choose from.  They can be seen on our website, including many two-story plans that are similarly styled for “small town” America.

The Orion

This efficient house plan is a big seller in a wide variety of urban and rural settings with its open living arrangement, attached garage and large laundry mud-room.  It works as a four-bedroom or very flexible bonus room over the garage.  The screened porch is a popular back-yard amenity or can be enclosed as a workshop attached to the back of the garage.  It can be built without the attached garage, making it a slim 24 feet wide, ideal for a city neighborhood lot.  It can easily be embellished with a more luxurious master bathroom, enlarged hall bath, stair access to a third floor; first floor bump-out for a breakfast bay; a stair to a full basement; and so on.

 

orionstarmanThe name of this Victorian style model house plan is The ORION for the prominent star constellation that was named in Greek mythology and has been visualized by various ancient artists over the centuries in many different forms.  This plan is ideal for a downtown property with the attached garage set back deeply from the street.  A unique feature is that the door entry into the ROG is provided at the landing of the main stair.  This allows for very convenient access to either the first or second floor, ideal as a recreation room, a guest room, hobby room, office, etc. 

 

In a two-car garage variation of this plan an additional bathroom can be provided in the ROG providing a semi-private suite for an elderly family member.  Like the mythological Orion constellation this model plan can be executed in a wide variety of forms to suit long term occupancy and good home-owner value.  Variations exist in many cities across the country, including a version with a basement.

The Galveston

Our GALVESTON COTTAGE model plan is 3BR, 1,500 SF, 2 ½ bath, with the Master Bedroom on the ground floor.  At just 32 feet wide, this house plan is designed for a lot as narrow as 40 feet, depending on the side yard required. 

interior of Galveston CottageThis little house would be a good neighbor to the tiny Galveston cottage we found advertised on the internet.  It has inspired the name for our cottage plan.  We found a quaint cottage for rent at 1111 14th Street in Galveston Island.  It was built in 1875, located five blocks from the beach and one block from the historic Bishops Palace and Sacred Heart Church.  The rental cottage has rave reviews, all 5 stars.  Our plan is a popular model that is built in many coastal communities around the country.

The Sophia – A Victorian Painted Lady

The Sophia model house plan is designed for a narrow urban lot, likely replacing a similar style dwelling that is beyond repair.  Selecting such a house plan would likely be upon the advice of a planner’s visual survey of the other houses on the street to maintain historical continuity.  The origin of this design is from just such recommendation where the real estate market dictated it be 3 bedrooms, with a total living area under 1,600 SF.

 

sophiaSophia is reminiscent of Italianate Victorian residential architecture that is an American invention in the 1840’s to conjure an image of an Italian villa in Europe.  Our plan is among the painted lady series of Victorian homes that are offered for redevelopment of vintage urban streets to maintain a character those neighborhoods.  We are not ashamed to say that the name Sophia is inspired by the alluring Italian actress Sophia Loren.

Simone – Victorian Painted Lady

The SIMONE is a 3-bedroom, 2.5 bath Victorian Painted Lady house plan intended for a narrow urban lot or a care-taker cottage on an estate of a Victorian mansion.  Its nearly 1,600 SF would provide plenty of room for a growing family in spite of its modest profile and small dimensions.  It is grouped with our Painted Lady series of Victorian plans, begging for imaginative multi-color finishes and gingerbread embellishments.

american-gothicThe SIMONE is a model house plan stylized as a Carpenter Gothic cottage.  The “carpenter” label may originate from a rural fascination with Victorian charm created by country craftsman without the workmanship refinements and resources of urban contractors of the times.  Our architectural idea for this little house is reminiscent of the famous portrait painting by Grant Wood called American Gothic; the house is in the background of the farmer holding a pitchfork with his wife standing at his side.

The Loraine – – A Victorian Painted Lady

The LORAINE is a 3-bedroom two-story house plan.  It is designed for a 25-foot wide urban lot with 3-0 sideyards to property lines on its left and right.  The plan provides all of the living space needed for a 21st century lifestyle with less than 1,600 SF of living space.  The compact size should make it affordable for a starter home or a workforce family household that wants to enjoy its presence on a street with other homes with similar front porch facades, ready to be a friend to its neighbors.

The Bethel Farms

The Bethel Farms model plan is derived from a growing family-oriented subdivision in Franklin County, VA. The design was originally created for that neighborhood and has been a popular plan in other parts of the country as well. It is a simple spacious plan with four large bedrooms that epitomizes the American suburban lifestyle, located on a grassy single-family lot in a neighborhood surrounded by other similar households. Bethel Farms also happens to be the name of a very successful a sod farm in central Florida. It is a great starter house for a young family with young children. It has a great track record for real estate market appeal.

The Burbage Bungalow

The BURBAGE Bungalow is a two-story Arts and Crafts style four-bedroom (plus a bonus room).  Under 2,600 SF total, this house plan has spacious second floor bedrooms, with an open living arrangement on the first floor for family gathering and entertaining.  At just 48 feet wide this house has been designed to fit on a narrow suburban lot with room to spare.  There is an even narrower version of this plan with a front loading garage.

The BURBAGE Bungalow plan is named for the Burbage Grant neighborhood in the large suburban community adjacent to the scenic James River in Suffolk, VA.  The eight various neighborhoods that make up Burbage Grant real estate offer a good selection of home prices and styles.

The Kane Bungalow

The KANE Bungalow is a compact four-bedroom home designed for a narrow lot in an urban neighborhood.  The layout is ideal for a large household with children bedrooms on the second floor.  The structure is just 20-0 feet wide such that a detached garage could be configured at the end of a driveway that passes one side of the house.  The large front porch makes it a neighborly addition to pedestrian community of single family homes.

The Quaker

This house plan is an updated craftsman style design, created especially for the Quaker Neck subdivision of single-family homes located in Suffolk, Virginia.  The properties available in this neighborhood are over an acre, making it ideal for one-story ranch layout floor plans.  Several of the available lots offer views of Bennett’s Creek or the surrounding woods.  Properties are within close proximity of military bases like Norfolk Naval Shipyard, Coast Guard Base Portsmouth and Naval Medical Center Portsmouth.

The plan features an affordable layout of 2,227 SF on the first floor with 3 bedrooms and 2.5 baths.  There is a screen porch provided that is located next to the Kitchen and Family Room.  The three-car garage is side-loaded for privacy and maximum storage space. An optional ROG (room over garage) can be finished for an additional 600+ SF of living area.  This is an ideal plan for a family with young children or a household looking for a semi-private quarters (ROG) for aging parents.  This plan can be adapted for any custom suburban property.

The Eastern Shore

This plan we call The EASTERN SHORE since it was originally designed for a property in the Bay Creek development of the Virginia eastern shore near Cape Charles.  It provides a magnificent two-story glass wall for viewing a shoreline or natural setting to the rear of the house.  There are four bedrooms efficiently laid out in a compact 2,033 SF two-story plan.  The front and rear porches provide for a lifestyle that enjoys the out-of-doors entertaining and family gatherings.  The optional garage is attached to the house by an extension of the porch roof.
