This 5BR model plan is named GRACELAND in commemoration of the Elvis Presley mansion in Memphis, Tennessee. This house is a modestly “Memphis” style urban home designed for a large growing family with an optional 3rd floor for an additional 1BR or a media room. It is just 30′ feet wide; ideal for a narrow lot with a driveway along the side to reach a detached garage at the rear of the property.

Bayou Bliss

Bayou Bliss is an expanded version of Katrina Cottage, a tiny house under 1,200 SF. The Bayou model plan is expanded to four bedrooms with a loft at the second floor landing. Another 3-BR version of this plan series is called Dixie Coastal.

This model plan we call “The Alabama”, a nostalgic name/place to visit or sing about, a “down home” state of small towns and traditional neighborhoods. This design offers a contemporary open floor plan with a guest bedroom/office on the first floor, and 3 additional bedrooms, including the master, on the second floor. A spacious front balcony is built over the sitting porch entry door and foyer. There is an optional third floor for additional bedrooms or recreation space.

Mustang

“Mustang” is a contemporary farmhouse design. It may be located in the suburbs, at the same time imagining a lifestyle of the country living, where wild horses might roam in the surroundings.
This is a true ranch style plan with 4 -BRs separated by the central living area with very high ceilings providing an open floor plan interior. The construction is affordable, the livability is easy; notice the Mudroom entering from the 3-car garage to a separate laundry room, the huge pantry, and a convenient exit from the Kitchen to a raised patio for an outdoor kitchen and entertaining. The MBR is huge and the master closet serves as a dressing room between the bedroom and Master Bath.

Fernandia Beach

This plan is ideal for a coastal building site. The two-story front porch provides outdoor living space to take advantage of prevailing breezes as well as views of beach surroundings. This plan has been popular in urban settings too, providing two spacious master bedroom suites, one on each floor, well suited for an elderly parent on the first floor. The attached two-car garage at the rear provides for alley access as drawn. The garage has been omitted in some projects, instead providing a garage that can be accessed from the street. Since the house plan is narrow the front access option can either be a driveway by the side of the house to a detached garage at the rear of the lot or attached to the side of the house. Fernandina Beach is near Jacksonville, Florida.

Morning Coffee is a cozy 3-BR bungalow designed for a narrow lot. There is a first-floor master BR in this model with wide halls and doors for wheelchair access. An attached garage could be added to the side of this house or a detached garage in the near yard.The name Morning Coffee is because of the friendly front porch that provides sitting space out of the path of the steps leading to the front door, plenty of room for a porch swing or a couple of chairs to sit and enjoy morning coffee.

All American

The name of this house plan is inspired by the Carrie Underwood song “All American Girl”. Entering this home from its wide front porch the interior is totally open clear to the rear porch, today’s modern lifestyle. A first-floor powder room is screened from view and the front room could serve as an office or sitting space as well as a Dining Room. There is also a mud room between the attached garage and the rear covered porch.
The Laundry Room is conveniently upstairs where there are three spacious bedrooms, the Master looking over the back yard. The single-car can be enlarged for a double car to be front loading or side-loading by an overhead door. This little plan is an All American beauty for a young family man to be “wrapped around her finger” and enjoy the good life.

The Mayberry

Mayberry is our name for this plan model, after the fictional small town made famous by Andy Griffith, in the late 1960’s. Aunt Bee probably had a lot smaller Kitchen in which to make her peach pie than in our version of Mayberry. This Kitchen is completely open to the Family Room with a huge bar for sitting and including large family gatherings. Family and friends can also visit on the front porch or the screened porch on the back of the house.
The second floor Master Bedroom has two closets and a Master Bath with a separate tub and shower, very luxurious for sheriff Andy Taylor who married Helen in an episode that was the “the highest rated TV program in history” at the time, 1968. They moved away from Mayberry in the story line, perhaps to a house more like our model. They might have raised a brood of kids for a four-bedroom house like this one.

The Evergreen

Named for Evergreen Colorado, roughly 29 miles (47 km) west from Denver. The population was 9,038 at the 2010 census.[3][4]
Evergreen Lake, a popular recreation area, was created by damming Bear Creek in 1927. It sits above downtown Evergreen, which includes a mix of historic buildings and local businesses, including the well-known entertainment venue and restaurant The Little Bear.
In the winter, ice skating is offered at Evergreen Lake. The skating season usually runs from mid-to-late December (approximately Christmas) to late March depending upon ice thickness and weather. Evergreen Lake is the venue of the annual Skate the Lake celebration that takes place on New Year’s Eve.[11]

The Blue Tacoma

Blue Tacoma is a family-oriented home with a large open loft on the second floor that is an ideal gathering space for children occupying nearby upstairs bedrooms. There is plenty of living space on the first floor including a generous master suite, a large kitchen, and a mudroom. This house plan could be built on a small urban lot in an existing community. In a rural setting, Blue Tacoma would be a restful home, and it is easy to imagine relaxing on its front porch. The name for this model house plan is inspired by the song Blue Tacoma by Russell Dickerson. He is reported to have said, “It’s (like) that feel of being together,” a perfect expression for the experience of living in this house.
